Partner Title Companies
Important: We receive no referral fees from any of our Partner Service Providers, nor are we otherwise compensated in any way. The advantage our Partners provide is access to their services for a lower cost than our customers are likely to find elsewhere. As always, our customers are under no obligation to contract the services from any of our Partner Service Providers. We simply offer the opportunity for those who wish to take advantage of it.
What Title Companies Do:
The primary function of a title company is to research the title history of the property and make sure that the title is clean. Title companies sell title insurance (required by mortgage lenders), which insures against any problems with the title that might have been overlooked. Standard title insurance protects the mortgage lender, but not the buyer. This is why Colorado requires that sellers purchase an owner’s policy for the buyer. This policy protects the new owner of the home and the equity that will build up in the future.
Title companies also act as settlement agencies, or closing companies. They prepare the necessary paperwork and conduct the actual closing. For more information on this, read our Intro to Closing.
In Colorado, title insurance premiums are somewhat loosely regulated, as we are a “file-and-use” state. This means that title companies are required to submit the amount they charge to the state for examination. However, the title company may begin charging these rates as soon as they file and are not required to change their premiums unless the state finds that they are unreasonable. So, it is possible to have significant variation in title insurance premiums from company to company. Due to this variation, we have chosen title companies that have agreed to issue policies to our customers at very competitive rates.
We have also selected partner title companies due to recent events in Colorado. State-led investigations have revealed that many title companies were charging their customers referral fees in exchange for business. In many cases customers were charged double the premium, and half was then given away as a referral kickback. Our customers can hire any of our partner title companies knowing that they will only paying for their insurance policies, and not for any referral or kickback fees.
