We have formed partnerships with several companies to provide our buyers and sellers with the services they will likely need or want. Our agreements with these companies ensure that they will provide our customers with services they need at the best rates. Since many of the services that buyers and sellers need are complicated in nature, it takes time to become knowledgeable in each area. Unfortunately, some providers of these services may use their customer’s lack of knowledge to take advantage of them. By providing access to reputable service providers, we want to help our customers avoid unscrupulous firms and the stress that comes with conducting these kinds of transactions.
We have partnerships with Law Firms, Title Companies, Mortgage Brokers, Home Inspection Services, and Home Appraisal Services. Whether you are a seller or a buyer, there is no obligation whatsoever to contract the services of any of our partners. Feel free to shop around if you like. We provide access to these services to simplify the task of buying or selling a home for those who wish to take advantage of it. Note that we receive no referral fees or compensation of any kind for referring our customers to the companies we have listed.

All of our partner mortgage brokers are Colorado resident brokers and members of the Upfront Mortgage Brokers Association (UMBA). This allows our customers to hire mortgage brokers who have committed to being upfront with their fees, who do not practice predatory lending and whose interests are aligned with those of their clients. Title companies research the title history of the home that is about to be purchased to ensure that the title is “clean.” They then provide title insurance policies to both the lender and the borrower and act as the settlement agent, or closing company, carrying out the official procedures involved in the closing. A home inspection can be conducted by a seller prior to placing his or her home on the market and also by a buyer once a contract has been entered into with the seller. Although Colorado has no regulations on the inspection industry, our partner inspectors must meet certain criteria, and they must also hold membership in one of the four, main, non-profit professional inspector societies which help regulate the industry when the state does not. An appraiser determines the value of a property based on a variety of criteria and issues a detailed inspection report. Either a buyer or seller may hire an appraiser to ensure that informed decisions are made regarding a specific home. Once a contract has been signed and a buyer has applied for a mortgage, the mortgage lender will require that an appraisal be conducted. While neither the buyer nor seller is involved in the hiring of an appraiser when it is required by a lender, it is still helpful to be familiar with the process and for the seller to be prepared to assist the appraiser.
