An inspection of a home about to be purchased serves the purpose of ensuring that all problems or potential problems are disclosed prior to the closing. Upon signing a contract with a seller, all buyers have the right to a full professional inspection of the home, and often the contract is contingent upon it. Most, if not all, mortgage companies require that one be performed, and with good reason- they don’t want to provide a mortgage on a property if unforeseen, costly repairs jeopardize the new homeowner’s ability to make the monthly payments!

Sellers may wish to have an inspection conducted prior to placing their home on the market. An inspection also provides more information to potential buyers and can be a big selling point- potential buyers need not have the inspection in the back of their minds when considering buying the home. However, a preliminary inspection done by the seller will not substitute for the one required by mortgage companies or by the intent-to-purchase contract. That will depend on the terms of the buyer’s mortgage and the terms of the individual contract.

A home inspection is not something to fear. It is not a pass/fail exam, but simply an evaluation of the condition of major parts of a home which generally will require some repair throughout the life of the home. Whether you are a buyer or a seller, remember that, as ASHI states in their FAQ, no home is perfect. If an inspector identifies problems with a property, it allows the buyers and sellers to make more informed decisions, and both should keep in mind that the either the same or different problems will be found in almost any home that undergoes a professional inspection.

Because of this, we list partner inspection firms that have agreed to give our customers the best rates possible. More importantly, though, our partner inspection firms employ qualified inspectors so our customers receive reports assembled by qualified, professional inspectors.
