What is FSBO?

FSBO stands for For Sale By Owner, and is a commonly used acronym signifying that the owner of the property is selling it independently, without the aid of a real estate agent or agency. In a recent article, the New York Times notes that FSBO sales “have been around as long as property rights.”

No, we are not affiliated with any real estate agency or any similar operation of any kind whatsoever. Our service involves no commissions whatsoever.

I’m interested in a particular home, and I would like to take a tour. How do I set one up?

The easiest way to take a tour of a home you are interested in is to check our Open House Calendar and attend the next showing. If you don’t see the home you would like to tour listed on our calendar, or if you are very interested and would like to see the home right away, call or email the seller to arrange for a private showing at a time that is convenient for both of you.

How do I know what to look for/what questions to ask the owner when I’m attending an open house?

In order to make your search for a new home as productive as possible, it is helpful to have an idea of what you wish to learn about a particular home whenever you attend an open house. This allows both the buyer and seller to make the best use of their time. Please read our Tips for Attending an Open House Productively for information on how to get a good idea quickly whether or not a house may suit you and whether or not it merits a closer look in the future.

Do I have the right to have a home inspected before I buy it?

Yes, but only once you sign a contract with your seller. As a buyer entered into a contract, you have the right to a home inspection. Often, the contract is contingent upon the results. In most cases, your lender will arrange for the inspection.

At this point, you must type in your name and your Jeffco library card number.
Then, click on the letter "N" in the alphabet.
Click on "NewsBank Public Library Collection."
Once you are at the NewsBank Public Library Collection site, select the New York Times in the box at the right.
Then, fill in the boxes at the top of your screen.
In the "Search" box, select "all categories."
In the "for:" box, type in "fsbo and madison" (omit the quote marks)
In the "Return" box, select "best matches first" and in the "from" box, select "the past 12 months."
Under "limit to:" check the box next to Newspapers
Then, click on "search" and the article should appear.
